Get the Longest-Lifespan & Lowest Cost of Ownership from a Certified Penntek Polyurea Floor
Most garage floors start yellowing, chipping or peeling within a few years. Cascade installs Certified Penntek polyurea in your Kirkland garage in one day, backed by a limited lifetime warranty from Penntek, so you get a clean floor you never have to redo.

Dusty, cracked slabs and epoxy that lifts by year three. Many older Kirkland homes lack a vapor barrier, so damp concrete pushes cheap coatings off and you clear the garage twice.
Experience the difference of a truly superior concrete coating.
Homeowners tell us their old floor blistered or yellowed in years 3–5. We test every slab, and seven Kirkland garages now carry a limited lifetime warranty backed by Penntek.

Searching for Epoxy Floor Contractors? Learn how our Polyurea Floor Coatings lead to a longer lifespan & dramatically better durability.
Three reasons a Penntek concrete coating outlasts what most people picture, each one shown on real local slabs.
FadeLock™ UV stability passed a 16-hour QUV test, so light flakes like Silver Creek stay true where the sun hits.
A two-bay covered in hairline cracks got Penntek Mender before the basecoat. Under Smoke flake, none of them show.
Typical epoxy often fails in years 3–5. A Penntek floor is built for 30–40 years, so you coat the garage once.

You're in the right place. Maybe your garage floor is grey, dusty and stained. Maybe it was coated once and the coating is now lifting in the tire lanes. Either way, you want a floor that looks finished and stays that way. That's the floor we install with Certified Penntek polyurea, coming from Woodinville about six miles north.
One honest note before we go on. We wrote this page so people searching "epoxy garage floor Kirkland" or "concrete coatings near Kirkland" would find us. Since you're here, we filled it with real Kirkland floors and straight answers instead of filler.
Typical epoxy is a brittle film with a mechanical grip on the concrete. It doesn't flex as the slab moves, it yellows in sunlight and it softens under hot tires. Pair that with a rushed install, light prep and a warranty that lasts only as long as the installer stays in business, and you get a floor that peels in years 3–5. The fast, low-bid coating is the villain in that story, not you.
Kirkland concrete makes it harder. The city runs along the east shore of Lake Washington (the Kirkland entry on Wikipedia has the history), and many mid-century and 1970s homes on the hills sit on slabs poured before vapor barriers were standard. Moisture moves up through that concrete and pushes a surface film off. Teardowns and new builds bring slick trowel finishes and drywall mud that no coating can grab until it's ground off. Our post on how the Lake Washington climate affects garage floors goes deeper, and the City of Kirkland site covers permits if you're remodeling.
Plenty of people call what we install an epoxy poly garage floor, since it goes down in familiar steps (grind, basecoat, flake, topcoat) and shows the same flake look. The product is different, and so is the result. A Penntek floor comes from four things working together: Penntek's proprietary pure polyurea blend, an exclusive formula only certified dealers can install, slab prep by highly trained Certified Penntek installers, a warranty the manufacturer stands behind, and a better floor overall.
We're a Certified Penntek Dealer, so your floor carries a limited lifetime warranty backed by Penntek, the manufacturer, not just by us. Here's what you get over the usual roll-on floor:
You can watch the bond and flex tests on our Penntek demo page.
Seven garages in town so far, each in a different flake. A 555 square foot tandem garage read 3.7% to 3.9% moisture and went to Silver Creek in October 2024. See the Silver Creek tandem garage floor. That November a two-car slab got 506 square feet of Comet flake plus 51 feet of coated stem wall, shown in the Comet floor tour.
In April 2025 a newer garage with a trench drain read 5.1%, the highest in town so far. A long crack got Penntek Mender and Tidal Wave flake now curves into a coved base. Here's the coved Tidal Wave floor. And an older two-bay laced with hairline cracks read a dry 2.1% before it was repaired and finished in Smoke in June 2025. Follow the cracked two-bay now in Smoke.
The low bid looks good on day one. Then around year three the floor starts to peel at the tire lines or yellow near the door. You empty the garage again, pay to grind off the failed coating and buy a second floor. If the installer behind the warranty has moved on, that bill is all yours. Doing it once, properly, skips that whole cycle.
Picture pulling in on a wet November evening and wiping the floor clean in a few minutes. The flake still looks new in ten years, and in twenty. A Penntek floor is built to last 30–40 years, up to 5x the lifespan of typical epoxy, which makes it a one-time decision. We install the same floors around the lake too, including epoxy alternative floors in Redmond, concrete coatings in Bellevue, Medina garage floors and Kenmore at the north end.
Typical epoxy on a local garage floor often starts peeling or yellowing in years 3–5, mostly from slab moisture and hot tires. The epoxy poly floors we install, made with Penntek polyurea, are built for 30–40 years, with a limited lifetime warranty backed by Penntek.
It happens because moisture rises through concrete poured without a vapor barrier and breaks the mechanical grip of a rigid film. Light prep makes it worse. We diamond grind, test moisture and add a two-layer moisture barrier system when the readings call for it.
We look at your existing floor at the consult, but a failing coating usually has to come off. A new layer is only as strong as what it sits on, so a peeling layer gets ground down to sound concrete. Our article on coating over an existing epoxy floor explains the call.
The price depends on square footage, how much crack repair the slab needs, whether an old coating or paint has to be removed, stem walls or coved edges, and whether a moisture barrier is needed. All of it gets measured at the free consult.
Yes, we test every slab for moisture before coating. Our seven local garages read between 2.0% and 5.1% at the consult. The crew also checks moisture and temperature on install day and logs them for the warranty.
Coating a new-build garage before move-in is the easiest timing there is. One empty garage here tested at 4.3% to 4.7% and was coated in Stoney Creek in October 2025, before a single box arrived.
