The concrete behind this Snohomish home was not broken. It was just done looking good. The Problem: Fair Concrete Gets Worse, Not Better

The job card graded this slab as fair, and that is exactly the stage where most homeowners wait too long. Those white chalky patches are efflorescence, which is mineral salt getting carried to the surface by moisture pushing up through the concrete. It means water is moving through the slab, and moving water is what eventually causes spalling, surface flaking, and cracks that spread. The rust stains and the green edges were the cosmetic problem. Moisture and job condition verification

Slab temp 68 degrees, air temp 67, moisture at 4.3 percent, humidity at 80 percent, dew point 47. Those numbers get recorded because they determine whether the coating bonds correctly. A crew that skips this step on a slab already showing efflorescence is setting up a failure two years out.

Mender repair

Surface damage and cracks were filled with Penntek rapid-cure mender before any coating went down, so old defects would not read through the finished surface.

Verticals and stairs coated by hand

The raised slab edges and the stair treads and risers were coated by hand, 105 square feet of vertical surface and 10 square feet of stairs. Those are the areas most installers skip or rush, and they are the first place a shortcut shows.

Polyurea base coat

The base penetrates and bonds into the open concrete at over 1,300 PSI, making it part of the slab rather than a layer on top of it.

Hybrid flake broadcast and polyaspartic topcoat

Full flake broadcast in Quartzite gives the surface texture and grip, and the hybrid blend mixes flake sizes for a finish that reads more like natural stone than a uniform speck pattern. The polyaspartic topcoat seals everything into a non-porous surface that rinses clean with a hose. The whole patio was ground, repaired, coated, and finished in a single day.
