The concrete behind this Snohomish home was not broken. It was just done looking good. Rust rings where the planters sat, chalky white patches blooming across the surface, green working its way in from the edges, and a slab that got harder to clean every year. Cascade Concrete Coatings brought the certified Penntek polyurea system across 1,225 square feet of multi-level patio, plus the walkway running down the side of the house, 105 square feet of verticals, and the stairs, finishing it in Quartzite with a hybrid flake blend on July 23, 2026.
The job card graded this slab as fair, and that is exactly the stage where most homeowners wait too long. Those white chalky patches are efflorescence, which is mineral salt getting carried to the surface by moisture pushing up through the concrete. It means water is moving through the slab, and moving water is what eventually causes spalling, surface flaking, and cracks that spread. The rust stains and the green edges were the cosmetic problem. The moisture was the real one. Pressure washing takes care of the first and does nothing about the second.
The entire surface was ground down to strip the efflorescence, the staining, and the weathered top layer, opening the pores of the concrete so the coating could bond mechanically instead of sitting on a contaminated surface.
Slab temp 68 degrees, air temp 67, moisture at 4.3 percent, humidity at 80 percent, dew point 47. Those numbers get recorded because they determine whether the coating bonds correctly. A crew that skips this step on a slab already showing efflorescence is setting up a failure two years out.
Surface damage and cracks were filled with Penntek rapid-cure mender before any coating went down, so old defects would not read through the finished surface.
The raised slab edges and the stair treads and risers were coated by hand, 105 square feet of vertical surface and 10 square feet of stairs. Those are the areas most installers skip or rush, and they are the first place a shortcut shows.
The base penetrates and bonds into the open concrete at over 1,300 PSI, making it part of the slab rather than a layer on top of it.
Full flake broadcast in Quartzite gives the surface texture and grip, and the hybrid blend mixes flake sizes for a finish that reads more like natural stone than a uniform speck pattern. The polyaspartic topcoat seals everything into a non-porous surface that rinses clean with a hose. The whole patio was ground, repaired, coated, and finished in a single day.
Epoxy fails outdoors. It yellows under UV and it has almost no flex, so a slab that expands and contracts through Snohomish County winters will push it right off. Penntek polyurea is built differently. It stays flexible enough to move with the concrete, and the FadeLock UV package in the topcoat keeps Quartzite from going amber in direct sun. Because the finished surface is non-porous, water sits on top instead of soaking in, which means no more efflorescence surfacing, no moss rooting into the pores, and no rust ring the next time a planter sits in one spot all summer. Polyurea also cures fast in cool, damp Pacific Northwest conditions, which is how this job went from stained concrete to finished patio in one visit at 80 percent humidity.
